Site RD/r01 is incorrectly assigned as being suitable, deliverable and available for a development of 21 dwellings
This site is owned by the Turney Trust (charity 1097415) and has restrictive covenants limiting development to only needy residents of Reed and Therfield who have been resident for over 4 years with preference to ex employees of the late John Turney.
All development must be affordable only . Consequently this site is not available to meet the housing area's local need or contribute to meet housing needs in the wider surrounding area.
The number of residents of Reed that could qualify to build housing on this site (Parish council and CDA data) amount to three. The dwelling estimate of 21 is not accurate or deliverable.

The site fails to meet any availability or achievability test, is not deliverable and as such not compliant with NPPF sec 47criteria relating to development site selection.
