Object to IC1:
- Loss of Green Belt
- Conflicts with the NPPF
- Sewage capacity and flood risk
- Highway infrastructure and pedestrian safety/access to site
- Emergency services access
* I believe the Local Plan is not sound as it builds on green belt land and therefore conflicts with the National Planning Policy Framework and the NHDC Strategic Objectives on Green Belt.
* I believe the Local Plan is not sound as the Victorian sewers in Ickleford cannot cope and are not satisfactory with the current levels of housing. My neighbours' houses have their gardens flooded when there is a heavy rainfall, they have raw sewage in their gardens. If more houses are build on the flood plain (SG5 3FH is a designated flood plain for insurance purposes), they will also have raw sewerage in their gardens during heavy rainfall periods. As a responsible Council, surely NHDC has a duty of care to its inhabitants, not to create housing which will mean residents have raw sewerage in their gardens during inclement weather.
* I believe the Local Plan is not sound for traffic reasons - vehicle and pedestrian access to the site IC1 has not been considered.
* The road is narrow as it services only 7 houses on Duncots Close, residents must park on their driveways or the road becomes blocked if more than three cars park along the road, preventing access for Fire & Rescue vehicles, ambulances, refuse or delivery lorries.
* There is no pedestrian access to Duncots Close. If houses exist in the location IC1, how will the children get to school, will they walk in the road or will NHDC build a footpath in my front garden?
