Duty to co-operate? No
Object: Loss of Green Belt, impact on village character, disproportionate level of development
The plan is to remove vast tracts of green belt. Knebworth bears the brunt and will change the village beyond recognition. A 31% increase in homes is punitive; no other village is subject to this degree of development

Object to SP6: No plan to cater for increased rail commuting
The plan fails to say how the ever increasing rail commuters will be catered for. The trains and platforms are already overcrowded. More homes means more commuters, congestion, and misery

Policy ETC3: New retail, leisure and other main town centres development
Representation ID: 759
Received: 23/11/2016
Respondent: Mr Michael Hague-Moss
Legally compliant? Yes

Duty to co-operate? Yes
Object to ETC3: Future retail trends (online shopping) not reflected, there should be no retail development in villages, use underused retail units for housing
The plan fails to understand the future of retailing in villages and towns. The accelerating trend to online shopping will continue. Retail development in villages is the route disaster and is unsustainable. Any retail development must be restricted to urban areas where people want to shop. All the empty and underused retail outlets could easily be converted to affordable housing. e.g. Tesco supermarkets

KB4 Land east of Knebworth
Representation ID: 760
Received: 23/11/2016
Respondent: Mr Michael Hague-Moss
Legally compliant? Yes
Sound? No
Duty to co-operate? No
Object to KB4: Green Belt (loss and coalescence), access, district councillors didn't canvas for this at election, undemocratic
Will practically join Knebworth to Bragbury End and Stevenage.
No mention of road access to this proposed development
Land will be removed from the green belt
Don't recall any of our district councillors canvassing for this type of development at their last election. It is undemocratic and Kafkaesque or Orwellian
