Local Plan 2011-2031 Proposed Submission Draft

KB1 Land at Deards End

Representation ID: 1734

Received: 30/11/2016

Respondent: Mrs Charlotte Kelly

Legally compliant? No

Sound? No

Duty to co-operate? No

Representation Summary:

I object to the Site KB1 based on;
- Impact of rise in traffic congestion not only on the narrow lanes of Deards End Lane, Railway Bridge by Knebworth Golf Club, but its surrounding filter roads to main roads, such as Park Lane and its Station Bridge. This is already a hazardous journey for pedestrians and traffic as a whole.
Any housing, would damage the character of Deards End Conservation Area and impact on wildlife sites and Knebworth Woods site of special scientific interest.

KB2 Land off Gypsy Lane

Representation ID: 1741

Received: 30/11/2016

Respondent: Mrs Charlotte Kelly

Legally compliant? No

Sound? No

Duty to co-operate? No

Representation Summary:

There is no strategic policy written for this proposal & does not identify any transport congestion mitigation measures.
The proposed site is surrounded by narrow deep roads which become congested with the smallest of road traffic.
The proposal would damage the character to Stockens Green Conservation Area and poses drainage issues; surface water flooding from A1 and land.
Any removal of Green Belt buffer would increase noise and air pollution to surrounding neighbourhoods.
The proposed development would pose a demand on the current over stretched village infrastructure; such as GP surgery, dental practices and the only primary school.

Received: 30/11/2016

Legally compliant? No

Sound? No

Representation Summary:

Object to KB3:
- Its high level of traffic poses a positive impact to the safety of the village by slowing any "through village traffic".
- Removing a key commercial site would have a negative impact, not only to the traffic flow, but also the local economy and employment level.

Full text:

Objection to KB4:
- impact the open landscape

- need a cohesive strategic policy for Knebworth across the proposed sites
