Codicote village warrants its Category A status as a local centre at the southern end of the district. It has long been an 'excluded' Green Belt village and continuing incremental peripheral growth is endorsed. In this regard, some of the 20th century development has left something of a hard edge which can now be remedied upon the chosen development sites.

Site CD3 (land north of The Close) has consistently featured in SHLAAs and, for the avoidance of doubt, it remains available and deliverable to fulfil the Local Plan housing provision.

It is of a size to provide a mixture of housing, including affordable, along with landscaping and incorporation of the existing rights of way. Mindful of the Regulation 18 consultation statement comments, the owners have carried out a Highways Access Report which confirms that the site can be accessed in a technically satisfactory manner and also that the surrounding roads are capable of absorbing the traffic generated.
