I am concerned about the knock on effects of such a big development on congestion on the roads leading into Hitchin town centre, especially around points which are already log jammed during peak periods (eg. Cambridge Road, Nightingale Road, Walsworth Road and the Railway Station). I am also concerned about the impact on parking provision within the town centre as well as at Hitchin Station.

I am concerned about plans for expanded retail development which I consider unnecessary for the needs of the town's residents. We do not need more coffee shops and restaurants. If succesful, this plan will have the effect of attracting additional car traffic with an adverse impact on the quality of life and available parking. If unsuccessful, the town will be left with the eyesore of closed retail units with to let signs.

I object strongly to the proposal to remove Green Belt protection from land West of Stevenage and regard this as an unnecessary step which will inevitably open the way for an eventual expansion of Stevenage into North Herts. It staggers me that para 4.104 states that Stevenage's plan is likely to have limited development opportunities when it seems that when available sites which could be used for housing are given over to yet more retail development.
