Site RY9 is an excellent opportunity to build an out of town shopping area for the benefit of both Royston and the surrounding villages; the nearest such areas are >10 miles away.

Support site RY12: Revitalise town centre, support subject to retention of adequate parking
I would strongly advocate early adoption of the retail development of this site. Provided adequate parking is retained, e.g. by addition of a multi-storey car park, then this development would provide a much needed boost to a tired town centre. The current town centre shops share the issue of poor delivery access and small units which put off major retailers. If the town hall site is developed with mid&large size units and good delivery access, major retailers will be persuaded to Royston, which will revitalise the town centre and attract Royston residents to shop locally.

Given the desparate need for housing in the region, this area of land, having good transport links and not inconveniencing any existing residences, must be a prime area for development.
The plans already submitted for the site, which include schooling, good road access, and a much needed family pub/restaurant, are excellent, and minimise the impact of the new development on the existing town.

Support: manageable expansion subject to provision of amenities, positive impact upon town centre
Given the desperate need for housing in the region, I think the plan represents a manageable expansion of Royston, in appropriate areas of available land, without excessive development.
Provided the plans are supported by provision of amenities including schools and doctors, there is no sound argument to oppose them, and indeed it is my view that investment in new housing and town centre regeneration will be a boost to the town and help to revistalise an ailing town centre.
