Migration to North Herts from London not included in targets nor adequate uplift due to high property prices
Transfer of property from NH residents to people migrating from London is generating a very considerable housing need for local displaced residents but this is not taken into consideration at-all in the calculation of housing need which is far greater than documented in the proposed LDF and proposed development of strategic sites will only increase migration from London and not reduce the local need for local residents as per FM 058
In the year to mid-2019, the number of people moving out of London to somewhere else in the UK increased by 2.6% to 349,000, while the number of people moving into London increased by 7.6% to 255,000. Overall, this meant that 94,000 more people moved out of London than into it; - Source ONS 2019

If 2018 ONS data is applied the housing need would be in the region of 8,800 to meet the needs of North Hertfordshire. Building excessive homes in North Hertfordshire does not align with the UK Government’s ‘levelling up’ agenda.
