Loss of green belt land used for public access - green space popular with local walkers and children would be lost
Access - access road Valley Road already narrow and constrained would not be able to safely support additional dwellers and construction traffic. Refuse truck already has difficulty.
Housing - NHDC are pushing extra houses on local communities to support Luton and Stevenage requirement. Development of a new Garden town/city should be prioritised
Sustainability - would increase village by 25% overwhelming local services and transport infrastucture
