- Building on the Green Belt and loss of public access to Open Space
- Access - access road Valley Road already narrow and constrained would not be able to safely support additional dwellers and construction traffic. Refuse truck already has difficulty.
- Housing - Scale of development, Development of a new Garden town/city should be prioritised
- Sustainability - local services and transport infrastructure
Loss of green belt land used for public access - green space popular with local walkers and children would be lost
