Barkway and Nuthampstead Neighbourhood Plan 2018 - 2031

Policy BN H6 Infill Development

Representation ID: 10498

Received: 27/06/2024

Respondent: Thames Water Utilities Ltd

Representation Summary:

There are no site allocations within the document, however, reference is made to infill development. It is understood that such development would be within the confines of the existing settlement boundary. However, should any development encroach beyond the settlement boundary closer to Barkway Sewage Treatment Works which lies to the southeast of Barkway developers should engage early on with Thames Water to discuss proposals. It may be necessary for such development to undertake odour and noise surveys and assessments to demonstrate that occupiers would not be adversely affected by the existing sewage treatment works.

With regard to infill development, we would encourage developers to engage with us prior to the submission of any applications to discuss their proposals and ascertain whether any network upgrades would be necessary to support development. Where upgrades are required, phasing conditions may be necessary to ensure that development is not occupied until any necessary upgrades have been delivered.
